Air Tightness Testing

Air Tightness Testing is a method of measuring the air permeability of the specified dwellings and is a requirement of the building regulations approved document L1. Air leakage is defined as the uncontrolled flow of air through cracks and gaps in the buildings fabric. Uncontrolled air leakage increases the amount of heat loss as warm air is displaced by the cooler outside air. This uncontrolled flow creates drafts and cold spots resulting in higher heating costs and greater co2 emissions. All new dwellings must meet their required DAP (designed air permeability) to comply with the regulations.

In accordance with approved document L1, a representative proportion of dwellings will be tested. This will normally be set by building control and requires one of each house type on the development tested, changes in construction and orientation may also require separate tests. Flats are treated as separate developments and again separate tests are required on different floor levels and types. The results of the Air Tightness Test will demonstrate that each of the tested properties is complying with the Regulations. The benefit to the developer of testing as early into build as possible is that should changes to design be required, these will be picked up on sooner rather than later. We are aware and appreciate the fact that the majority of dwellings to be tested are active building sites and acknowledge that other tradesmen will be working onsite when testing is carried out. The latest in equipment and software is used to carry out the testing and a full report is presented for each dwelling. In cases of a failed test our Engineers will work with developers to make recommendations to improve the result to achieve a pass.
